Gas Boiler Service Guide: What to Expect and Check

An annual boiler service by a properly qualified Gas Safe registered engineer helps keep the appliance maintained, but it is not the same thing as a landlord gas safety check or a promise of lower bills.

The short answer: arrange a service at least once a year

The Health and Safety Executive strongly advises homeowners to have gas appliances, flues and pipework regularly maintained and each appliance serviced at least annually by a Gas Safe registered engineer. A boiler service is planned maintenance: it gives a competent engineer an opportunity to inspect and test the appliance, identify faults and advise on repairs before another heating season.

Use an engineer who is registered and qualified for the exact work. Registration alone is not enough for every appliance category, so check the engineer’s photo ID card, expiry date and the work categories listed on the back. You can also verify the engineer or business through the official Gas Safe Register.

A service cannot guarantee that a boiler will never break down, prove that every part of a heating system is efficient or promise a fixed bill saving. Your gas use still depends on the weather, insulation, controls, hot-water demand and tariff. Treat servicing as safety and maintenance, then use meter readings to judge whether consumption has actually changed.

What to check before booking a boiler service

Start with the boiler make, model, age and any fault code. Find the installation or service record if you have it, and note changes such as unusual noise, repeated pressure loss, unreliable hot water or a rise in gas use. Do not remove the casing or attempt gas work yourself.

Ask the business what its standard service includes, how long it normally allows, whether the quoted price includes VAT and whether any replacement parts or remedial work would be agreed separately. Scope matters because a quick safety check, a manufacturer-specified service and a repair visit are not interchangeable.

Confirm the individual attending is Gas Safe registered and qualified for domestic boilers. HSE says the ID card shows the types of gas work the engineer is competent to do. Check the person at the door against the card rather than relying only on a company name or online advert.

  • Symptoms: fault codes, noises, pressure changes or unreliable heating and hot water.
  • Service scope: inspection, testing, cleaning where required, report and exclusions.
  • Engineer check: current photo ID and the correct boiler work category.

What happens during a gas boiler service?

The precise procedure depends on the boiler and its manufacturer’s instructions. In general, the engineer should inspect the boiler and its immediate installation, check safe operation and combustion as appropriate, examine the flue and ventilation arrangements, and clean or adjust components where the service instructions require it. The engineer may identify work that falls outside the service price.

Ask for a clear record of what was checked, any readings taken, defects found and work recommended. Keep it with the boiler documents. If the engineer labels an appliance unsafe or tells you not to use it, follow that instruction and do not restart it until the necessary work has been completed by a competent registered engineer.

Make the boiler easy to reach, but do not dismantle cupboards or remove the appliance casing unless the engineer or service business has given safe preparation instructions. Keep pets and children away from the work area and make sure the engineer can reach the meter, controls and flue route if needed.

Boiler service versus landlord gas safety check

A boiler service is maintenance focused. A landlord gas safety check is a defined legal check of relevant gas appliances and flues supplied for a tenant’s use. HSE explicitly warns landlords not to assume that a service automatically includes every point required by the safety check, or that the safety check alone is enough maintenance.

In Great Britain, landlords must arrange an annual gas safety check by a Gas Safe registered engineer, keep the record for two years and give an existing tenant a copy within 28 days; a new tenant must receive a copy before moving in. GOV.UK summarises the same responsibilities. Northern Ireland has separate 2004 regulations, but nidirect likewise says landlords must maintain supplied gas equipment, arrange annual checks and issue the record within 28 days.

If you rent, report boiler faults promptly and ask the landlord or agent for the current gas safety record. Do not pay for work on a landlord-supplied boiler unless responsibility has been made clear. If you own the home, no landlord record is involved, but HSE still strongly advises annual servicing and regular maintenance.

Will servicing lower your gas bill?

A service may find a fault or maintenance issue that affects operation, but there is no honest universal percentage saving. GOV.UK notes that a boiler needing attention can be one reason for a high gas bill. That does not mean every high bill is a boiler fault: colder weather, longer heating hours, estimated readings, a tariff change or a meter-reading mistake may be the real cause.

Compare evidence rather than a sales claim. Take a meter reading before the service and continue with readings at similar intervals afterwards. Do not wait for the annual service if something seems unsafe

Arrange qualified help sooner if the boiler is repeatedly locking out, showing a fault, leaking, making a new noise or failing to heat reliably. A scheduled service is not a substitute for diagnosing a current fault. Stop using an appliance if you suspect it is unsafe and leave it off until a Gas Safe registered engineer has checked it.

If you smell gas, suspect a leak or a carbon monoxide alarm sounds, treat that as an emergency rather than a service booking. In Great Britain call the National Gas Emergency Service on 0800 111 999. In Northern Ireland call the gas emergency service on 0800 002 001. Move to fresh air and follow the emergency operator’s instructions; do not operate electrical switches or use a flame to investigate.

Carbon monoxide cannot be seen, smelled or tasted. An alarm adds protection but does not replace correct installation, ventilation, maintenance or servicing. Never block a flue or ventilation grille, and never attempt to repair or open a gas appliance yourself.
